Policies

Rental Fee/Deposit
You’ll pay a security deposit directly to the property owner. Payment for your rental will be based on the terms of the property owner. Please notify proprty owner at the beginning of the rental for any issues or damage you want the property owner to be aware of.

Booking Fee
The booking fee is non refunable unless the peoperty owner cannot accommodate the booking or switch to a different date. In that case, the rental property owner will refund the $50 booking fee.

Check-in and check-out times
Check-in time is between 3pm and 5pm unless you have permission from the property owner. You’ll coordinate with the property owner to access your rental. The property must be vacated by 10:00 unless property owner gives you permission for a later checkout.

Cancellation policy
Cancellation policy is at the discretion of the home owner and will be provided prior to securing the reservation. All cancellations must be in writing (email is acceptable).

Pets
No pets shall be allowed inside the premises or brought onto the property unless otherwise stated in the contract with the property owner. Pet fees are based on the discretion of the property owner.

Capacity
Exceeding the capacity of your rental home is not allowed.

Smoking
There is absolutely NO SMOKING in any of our rental homes. Anyone who fails to adhere to this policy will be asked to leave immediately and forfeit any monies paid. Any evidence of smoking on the premises will result in a minimum charge to the renters $200. In addition, renters will be charged the cost of cleaning the home and removing any evidence of cigar/cigarette smoke or damage caused by burns.

Telephone Service/Computer access
Some properties are equipped with telephones for local calls only. See property owner for specific details. Wifi is available in most rentals. Long distance calls and directory assistance calls must be charged to your calling card or via collect call. Cell phone coverage may be available at most cottages. Please check with your cell phone company to confirm coverage.

Televisions
Some properties are equipped with TV’s and cable. See website for your specific property.

Trash Removal
Please use ONLY clear or white plastic bags for trash. Please use designated trash cans for your particular rental

Items Supplied
Other than what is indicated on the rental listing, please check with rental property owner for specific amenties included in your home.

Repairs
If you find an item in need of repair, please contact your property owner immediately. All repairs will be made as soon as possible. The owner or agency is not responsible for compensation of any part of the guest fee due to the failure of fixtures or appliances resulting in short term loss of usage. All other partial refund requests will be handled on a case-by-case basis.

Water Supply
Rental properties have varying water quality and may be different than Renters are accustomed to. We advise Renters to use bottled water for consumption! Properties that use lake water as the sole source for their water supply are designated on the website. DO NOT drink or consume water from the tap if your rental home uses lake water as its source.

Septic
Most homes use a septic system for wastewater. Please avoid long showers and running water unnecessarily long for washing, etc. as this will seriously impact most systems.

Campfires
Campfires are prohibited unless the cottage owners give permission by having a supplied fire pit available to renters.

Gas/Charcoal grills
Check the web site or our office for what is provided for your property. Properties that include gas or charcoal grills provide gas tanks and cooking surfaces only. Belgrade ME Lakeside Rentals is not responsible for how much propane is in the tank. If the gas tank for the grill runs empty, or is empty when you arrive, you can purchase gas at Days Store in Belgrade Lakes Village or at Christy’s at the intersection of Rte 27 and Rte 135 in Belgrade. Bring the empty tank with you and exchange for a full tank. Cost for a full tank is approximately $25. Renter is responsible for this cost.

Campers/Motor Homes/Tents
Campers, motor homes, or the use of tents on the rental property is prohibited.

Moorings/Docks
Belgrade Maine Rentals is not responsible for dock sizes and/or dock bumpers, moorings and/or pulley systems. If a mooring is not equipped with a pulley system and the cottage does not come with a kayak, etc you will need to bring or rent one to be able to use (or unfortunately you will need to swim). Please confirm your cottage is equipped with what is needed for the boat you are bringing or have rented.

Rental Property Neighbors
Belgrade Maine Rentals or property owners are not responsible for neighbors to the cottage having gatherings and/or construction going on. Property owner is only responsible for the specific cottage that is being rented.

House Parties/Large Gatherings
House parties and large gatherings are prohibited and will result in guests immediate removal.

Subletting Prohibited
Guest acknowledges that the rental property may not be sublet. Subleasing shall immediately void your rental agreement with property owner with no refund due to guest.

Upon Departure
The rental property is to be left generally clean and in the same condition as you found it upon arrival. All kitchen equipment and utensils are to be cleaned and stored. All floors are to be left broom clean. Outside premises are to be cleaned of any pet waste. Property owner may or may not provide a Check-out sheet at check-in.

Liability
The renter agrees to indemnify, defend, and hold owner and booking agenct harmless from any and all claims, damages and costs, including without limitation attorney’s fees, incurred or suffered by them as a result of renter’s or renter’s families, guests, or visitors use and occupancy of the vacation property or as a result of any breach of this agreement. Belgrade Maine Rentals and owner are not responsible for damage to a renter’s boat due to moorings or docks that may have moved or were not installed properly. Please take time to inspect the dock or mooring when you get to your vacation home. If you have a concern please contact the owner immediately. The booking agent cannot be responsible for docks and moorings due to changing water levels and the age of the docks.

Renter acknowledges that use of any watercraft provided by owner is at renter’s own risk, and specifically waives any claim against owner arising from use of any watercraft provided for renter’s use by owner.

Agency Disclosure
Belgrade Maine Rentals represents the property owner(s). Rental owner will contact renter directly when a booking inquiry is made. The management of the owner(s) vacation property is the sole responsibility of the owner(s). In the unlikely event that a booking needs to be cancelled after confirmation, Renter agrees that their total damages and sole recourse against Agent shall be a full refund of all monies paid to owner

Termination for Violation
Owner has the right to terminate their rental agreement for any violation of the requirements of this rental agreement and in the event of such termination, renter shall immediately vacate, and cause renter’s family, guests and visitors to immediately vacate the vacation property and renter shall not be entitled to any refund of the rent paid.
